Compare equivalent measurements
Separate purchases from rentals and year-round rentals from seasonal stays. Ask whether stated area includes auxiliary spaces. Do not add plot size to living area when calculating a price per square metre.
Write down what remains unknown
An empty field does not mean there is no heating or kitchen. Treat it as unknown and ask. Record age, renovations, floor, access, shared costs, equipment and inclusions. Visit the actual neighbourhood rather than relying on the town name.
Use prices as a starting point
Listing prices are asking prices, not verified transaction prices. A small or mixed sample cannot support a reliable valuation. Before committing to a purchase, commission independent checks of documents and condition from appropriate professionals.
