Provider and data controller

Service and free period

SpitiVista lets you publish listings and communicate about property in Greece: sale, long-term rental and holiday rental. The provider is Limani Holding GmbH under the Limani Solutions label. The service is for adults. We do not become a party to any purchase, rental or booking and we do not process payments. The first publication is free for 90 days from first approval. Public display then ends; there is no automatic charge or membership. Any future paid service requires a separate, explicit agreement.

Listings and content rights

Only list properties you are entitled to offer and content you have the necessary rights to. Details, price, availability and photos must be accurate; visualisations or edits that materially change how the property appears must be clearly disclosed. Fraud, unlawful content, discrimination and unsolicited messages are prohibited. You grant us a non-exclusive right to store, optimise, translate and display content for the service; you keep your rights. Pause the listing as soon as the property is no longer available.

Holiday rentals

Holiday rentals require a valid AADE property registry number (AMA) or an MHTE number, which is shown in the listing. The advertiser is responsible for registration, taxes, safety requirements and local rules. SpitiVista does not handle bookings or payments; guests and advertisers agree directly. Ask for a written agreement and never pay a deposit via Western Union, crypto or gift cards. We may remove listings without a valid number.

Professional advertisers

Agencies and property managers state their correct company name and GEMI number and comply with the obligations of their profession. They only publish properties for which they hold the owner’s mandate. Listings imported by CSV are subject to the same rules and the same review as individual listings.

Review, reports and restrictions

Every listing is reviewed before publication and after each change. Listings with no risk flags may be published automatically; others are reviewed by a person. Review does not confirm ownership, legality or condition of the property. You can report potentially unlawful content with the report button on the listing or via our contact details, with URL, reasons and evidence. If we restrict content or an account, we inform the person affected with a statement of reasons (Art. 17 DSA). You can request a human review via our contact details.

Translations, price guides and liability

Automatic translations may contain errors; check important details against the original and with the advertiser. Price guides use available asking prices, not completed transactions or certified valuations. We do not guarantee buyers, tenants or guests, a price or uninterrupted operation. Check rights, permits and terms independently before any transaction. We are liable without limitation for intent, gross negligence and injury to life, body or health; for simple negligence only for breach of essential obligations and limited to foreseeable damage. German law applies; mandatory consumer protection rules of your country of residence remain unaffected.
